Spain has no mandatory homebuyer survey — most flats change hands unseen by any engineer. We inspect the home and the building, in English, before you commit: structure, damp, installations and the aluminosis check nobody else will offer you.

Buying an older Barcelona flat without a survey means signing blind: patched cracks, out-of-code wiring, damp painted over the week before — and the big invisible, the state of the concrete floor beams.
Our survey reads both the flat and the building: age, construction type, the defects typical of that district and, where the building is from 1950–1975, an aluminosis core test. That last point is what separates us from a generalist inspector.
We are the ones who also check the beams.
We inspect the home and common areas: structure, walls, installations, damp, joinery, roof where accessible.
Year, construction system and expected defects. For 1950–1975 buildings we propose an aluminosis test.
A clear document with photos: what is fine, what to watch, and what to negotiate on price.
Two-wire electrics with no earth. Fibre-cement downpipes at end of life. Roof damp «freshly painted». Settlement cracks under new filler. And aluminous cement nobody mentioned at the viewing. None of these necessarily means walking away — all of them mean paying the right price.
The report turns impressions into line items with estimated costs. Buyers typically recover the survey fee in the first conversation with the seller — or avoid a very expensive mistake.
Negotiate with line items, not feelings.
It is not mandatory and most local buyers skip it — which is exactly why defects survive from sale to sale. International buyers increasingly commission one, like a UK homebuyer survey, adapted to Barcelona building types.
It depends on the size of the property and whether an aluminosis test is included. Send us the address and size on WhatsApp and you get a fixed quote the same day.
Visit within 48–72 h of engagement and the report a few days later. If you have a deposit (arras) deadline, tell us and we prioritise.
We stay in our lane — the technical one — but we happily brief your lawyer or agent on the findings, in English, so the negotiation uses the report well.
A bank valuation must be issued by a registered valuation company, which is a different document. What our survey gives you is the technical picture the valuer does not produce — and it is what usually decides whether you renegotiate, ask for repairs or walk away.
Send the address and size on WhatsApp — fixed quote today, survey this week.
