The renovation gets budgeted; the structure doesn't

Buying an older Barcelona flat without a survey means signing blind: patched cracks, out-of-code wiring, damp painted over the week before — and the big invisible, the state of the concrete floor beams.

Our survey reads both the flat and the building: age, construction type, the defects typical of that district and, where the building is from 1950–1975, an aluminosis core test. That last point is what separates us from a generalist inspector.

We are the ones who also check the beams.

What we usually find

Barcelona flats have their classics

Two-wire electrics with no earth. Fibre-cement downpipes at end of life. Roof damp «freshly painted». Settlement cracks under new filler. And aluminous cement nobody mentioned at the viewing. None of these necessarily means walking away — all of them mean paying the right price.

The report turns impressions into line items with estimated costs. Buyers typically recover the survey fee in the first conversation with the seller — or avoid a very expensive mistake.

What clients ask us most

Is a survey normal in Spain?

It is not mandatory and most local buyers skip it — which is exactly why defects survive from sale to sale. International buyers increasingly commission one, like a UK homebuyer survey, adapted to Barcelona building types.

How much does it cost?

It depends on the size of the property and whether an aluminosis test is included. Send us the address and size on WhatsApp and you get a fixed quote the same day.

How fast can you inspect?

Visit within 48–72 h of engagement and the report a few days later. If you have a deposit (arras) deadline, tell us and we prioritise.

Do you attend the notary or deal with my lawyer?

We stay in our lane — the technical one — but we happily brief your lawyer or agent on the findings, in English, so the negotiation uses the report well.

Will the report be accepted by my mortgage bank?

A bank valuation must be issued by a registered valuation company, which is a different document. What our survey gives you is the technical picture the valuer does not produce — and it is what usually decides whether you renegotiate, ask for repairs or walk away.
